Which Payment Options Do You Accept?
We accept all major credits cards including Via, MasterCard, Discover, and American Express. Our secure online ordering system however can process your credit card payment instantly. We also accept checks & PayPal, however to use these 2 payments you'll need to call us in advance.
How are O&E and Title Search Reports delivered?
We create a PDF file that includes the summary report and complete copies of all documents relevant to the property which is sent to an e-mail address you provide. Documents can be reviewed on the computer screen, downloaded to a computer, or printed. Hard copies are available to be sent via facsimile or USPS/Fed Ex upon request (processing, copy & shipping fees apply).
Do you perform commercial searches?
Yes we do, howver pricing varies based on the property. For a price on a commerical title search please send us the property address online or call us at (888) 786-1418.
What is your turn-around time?
Generally, we provide O&E and Title Search Reports in 24 hours or less (one business day). If we are unable to meet this deadline for whatever reason, you will be notified beforehand.
What Is Your Update/Revision Policy On Title Searches?
We provide one free update within thirty (30) days for O&E Reports, and one free update within one year for Title Search Reports.
Do you offer any kind of guarantee on the reports?
We have a 100% accuracy guarantee & will refund the purchase price of your report if you are not satisfied with your report due to any errors, omissions or inaccuracies. However we are not responsible for county clerk recording errors resulting in incorrectly indexed documents.
Are all search requests able to be completed?
If an instrument was conveyed prior to the dates available to us, it is considered beyond our records. If we cannot complete our search, we'll notify you as quickly as possible and provide a refund.
Do I need a title search when I buy a property via sheriff's sale or foreclosure sale?
Yes. Buyers need to verify all liens and mortgages against the property before offering to bid on the property at the sheriff's sale. It is very common that the bid amount at the auction does not reflect the total lien amount against the property. All liens associated with a foreclosed property transfer to a new owner (except for certain types of sheriff's sales).
Is the property owner notified of a search?
No, our search does not involve visiting the property or notifying the owner or the property's occupants.
