O&E Reports
Ownership and Encumbrance Reports are a quick and easy way to see current ownership information of a property. Find out who the current owner of the property is, the legal description of the property, the assessed value of the property, exemptions and whether the property taxes are in a paid or delinquent status. This Report will also pull the current deed, as well as any liens, mortgages, lis pendens and judgments attached to the property of the current owner. Full Title Search Report
A Full Title Search Report is a more in-depth title search. Instead of only searching for liens, mortgages, etc. for the current property owner, this report will begin with the current owner and link ownership backward, creating a "chain of title." The search will retrieve documents pertaining to each period of ownership (mortgages, assignments, releases, restrictions, easements, etc.). Title Insurance
There is no such thing as perfect title. Even if a thorough title search shows title to be free and clear, there are a myriad of hidden risks that may not be disclosed in a title search. For instance, a prior deed in the chain of title could have been forged, or a judgment lien against the property could have been misfiled or misindexed by the courthouse, and left unsatisfied. A missing heir of a prior owner could show up on your doorstep. The purpose of title insurance is to provide coverage from loss or damage as a result of these scenarios. Escrow and Closings
The final step in the real estate purchasing process. Have your closings conducted by a Florida Bar licensed attorney. We can prepare the legal documents, such as the deed, affidavits, the HUD-1 settlement statement, and real estate contracts, needed to close the real estate transaction. Other title companies can only conduct closings incident to the issuance of title insurance. An attorney is required to conduct closings otherwise (i.e. where no title insurance is purchased). We will also collect, hold and disburse funds pertaining to the real estate transaction, pursuant to and consistent with state and federal law.
